Abstract: | AREA OF CONCERN:- The rapid urbanization in India has led to several challenges, including environmental degradation, inefficient resource utilization, and inadequate infrastructure. Mixed-use high-rise buildings present a promising solution to address these issues by promoting sustainable urban development. These buildings integrate commercial, and office spaces in a single structure, creating a vibrant and walkable community. Mixed-use developments contribute to sustainable urban development in several ways: • Reduced Urban Sprawl: By concentrating various functions within a single area, mixed-use development reduces the need for urban sprawl and its associated environmental impacts, such as habitat loss and greenhouse gas emissions. • Improved Transportation Efficiency: By creating walkable and bikeable environments, mixed-use development encourages the use of public transportation and active travel modes, reducing car dependence and traffic congestion. • Enhanced Community Vitality: Mixed-use developments create vibrant and diverse communities by fostering social interaction and economic activity. They provide residents with access to amenities and services within walking distance, promoting a healthy and active lifestyle. • Optimized Land Use: Mixed-use development maximizes the use of land by combining various functions within a single area, making land use more efficient and sustainable. Justification for site selection: • Connectivity: Noida Sector-129 enjoys excellent connectivity with Delhi through the Noida-Greater Noida Expressway and other cities of Uttar Pradesh through the Yamuna Expressway. This strategic location ensures easy access to markets, employment opportunities, and other essential services. • Development Potential: Noida is experiencing significant growth, making it an ideal testbed for innovative urban development initiatives like mixed-use high-rises. Sector-129 is a rapidly developing area with a growing population and demand for office spaces and retail facilities. This presents an ideal opportunity to implement a sustainable mixed-use development that caters to the evolving needs of the community. RATIONALE/RELEVANCE :- The mixed-use high-rise building typology is chosen for this project for several reasons: • Efficient Land Use: High-rises maximize the use of land by concentrating various functions within a smaller footprint. This allows for more efficient land use and preservation of open space. • Increased Density: High-rises contribute to increased urban density, which supports the development of public transportation networks and creates vibrant communities. • Improved Access to Amenities and Services: By integrating Retail and Offices within a single building, residents gain immediate access to shops, offices, and other essential services. • Enhanced Sustainability: High-rises can be designed to incorporate green technologies and sustainable practices, promoting energy efficiency and reducing environmental impact. • Promoting economic growth: The project will attract businesses and residents of the city, contributing to economic development and job creation in Noida. PROJECT BRIEF:- This project will explore how a mixed-use high-rise building can contribute to sustainable urban development in Noida, specifically focusing on: • Green technologies: Implementing renewable energy sources, green building materials, and water-saving technologies. • Energy efficiency: Optimizing building design and systems to minimize energy consumption. • Smart infrastructure: Integrating smart technologies for efficient waste management, traffic management, and resource utilization. Spatial and Functional Requirements: • High-street retail shops: Diverse mix of shops and restaurants to serve the local community. • Office spaces: Modern and flexible workspace solutions for businesses of all sizes. • Studio Apartments: Comfortable and flexible studio spaces for 2 people. • Public amenities: Open spaces, parks, plazas, and recreational facilities to promote social interaction and healthy living. • Parking facilities: Adequate parking space for office workers, staff and visitors. • Sustainable features: Green building technologies, rainwater harvesting systems, energy-efficient lighting and appliances, and waste management facilities. |
