| Abstract: | The thesis project explores the design of a mixed-use high-rise commercial tower located in HITEC City, Hyderabad—an emerging urban hub known for its IT parks, business districts, and increasing demand for integrated, vertical developments. The project is a proposed initiative by a private developer, aiming to address the growing need for multifunctional urban infrastructure within high-density zones. The primary functions of the tower include a large retail mall and premium office spaces, positioned to serve both the consumer and corporate populations of the region. The core objective of this project is to create a dynamic, efficient, and responsive high-rise structure that harmonizes diverse activities while contributing positively to the urban fabric. The design approach centers on three major pillars: spatial integration, contextual sensitivity, and experiential quality. The mall is conceived as a vibrant, socially engaging podium that seamlessly connects with the surrounding urban landscape, while the office tower emerges above, offering a more private, functional, and sustainable environment for professionals. A key focus of the design is to promote ease of circulation and a strong spatial hierarchy through well-articulated vertical and horizontal zoning. Emphasis is placed on pedestrian experience at the ground and podium levels, incorporating urban plazas, shaded walkways, and curated public realms. The spatial character of the interiors is defined by open, flexible floor plates, natural lighting, and intuitive navigation, ensuring high adaptability for future tenants and retailers. Given the site’s proximity to the proposed Metro Line Corridor 5, the project also integrates transit-oriented development principles, fostering accessibility and reducing vehicular dependency. Sustainability measures, including energy-efficient facades, green terraces, and smart building systems, are incorporated to reduce environmental impact and enhance long-term viability. |
